5 tips to sell your condo fast

“What’s the progress on the listing?” I was very restless when I sold my first condo.  When I first put my condo on the market I really wanted to see it sell immediately. I was in for a surprise. Turns out that selling a condo doesn’t always go the way you want it to. I learned a lot along the way as I tried to sell my place and I wanted to share my experiences.

Here are five tips I picked up.

1. Find the right agent

I know that it’s tempting to go with your friend from the gym, or someone who’s going to give you the best rate. It may even be tempting to do it yourself. However, if you want to sell your condo fast, you have to get the best agent possible instead of the cheapest agent possible.

How do you do this?

  • Ask around
  • Check their reputation online
  • Look at their track record

You wouldn’t want a rookie surgeon operating on you. You also don’t want a rookie agent in charge of your most valuable asset.

2. Market online

The whole world is online these days. You want to ensure that your condo listing is mentioned in front of the most eyeballs possible.

You can try something creative, like posting a video to YouTube or writing about your property on social media. You never know who’s looking. That Instagram post of the view from your balcony. or the picture of your living room, could catch the attention of an eager buyer. 

3. Work on the condition of your place

I’m not a handyman by any means, but I know the value of making certain upgrades. You can have a fun do-it-yourself project one Saturday afternoon to spruce up your place. You’d be surprised by what a few upgrades can do to your listing.

4. Stage your condo

I was pretty impressed by what staging can do to a property. My agent was in charge of this process and they did everything possible to make the place look presentable. I definitely didn’t know how to make my place look presentable for potential buyers.

5. Be flexible with your price

You may not want to hear this right now, but it’s critical that you’re willing to be flexible and negotiate. You don’t want to price yourself out of the market. You want to find that perfect price point. This is where it helps to have an experienced agent.
